Booking and Rates
How do I book rooms for a group?
What are your rental packages and minimum stay?
i-Asrama offers three packages: Basic, Half Suite, and Full Suite. Each tier adds more furnishings, kitchen access, and management services. The standard minimum contract is one year. Short-term and long-term options are negotiable depending on group size and requirements. Request a quotation for exact terms. Refer to our
CLQ Melaka Services for more details.
How do I pay and what payment methods do you accept?
i-Asrama issues monthly corporate invoices and accepts standard business payment methods. Flexible billing cycles are available for long-term corporate accounts. Contact the team to confirm the payment terms that apply to your contract.
Do you charge per worker or per unit?
Pricing is structured per worker per month. The rate depends on the package tier selected, Basic, Half Suite, or Full Suite, and varies by headcount, contract length, and utility arrangements. Request a quotation with your group size to receive an accurate per-worker rate.
Accommodation and Facilities
What types of rooms are available and how many beds per room?
i-Asrama provides apartment-style units with three bedrooms per unit. Each bedroom accommodates up to four workers, giving each unit a total capacity of 12 residents. Male and female tenants occupy separate floors for privacy. Share your group size and composition with the team to get the most suitable floor and unit arrangement.
Are meals provided?
i-Asrama does not provide meals directly. A centralized canteen operates on-site for residents who want to purchase meals daily. Half Suite and Full Suite packages include kitchen access, so residents can prepare their own food. The on-site mini-market stocks daily essentials and cooking supplies.
What facilities are available on-site?
Residents access a canteen, mini-market, clinic, laundry area, surau, badminton and sepak takraw courts, herb garden, recycling points, bicycle parking, and a bus bay. Drinking water stations are spread across the compound. All amenities sit within the gated compound, removing the need for residents to travel outside for daily needs.
Is the clinic on-site open to all residents?
Yes. The on-site clinic at Ayer Keroh operates within the compound and is accessible to all residents. The clinic supports basic medical needs. For emergencies, staff and wardens follow documented emergency response protocols and coordinate transport to external medical facilities when required.
Safety, Compliance and Welfare
Is i-Asrama RBA-compliant and certified?
Yes. i-Asrama operates under RBA-aligned standards and holds GreenRE Gold certification for both Ayer Keroh blocks. All operations comply with ACT 446, the Workers’ Minimum Standards of Housing and Amenities Act 1990, and JTK guidelines. Employers who house workers at i-Asrama receive a certified, audit-ready accommodation solution with documented welfare reporting.
What security measures are in place?
Asrama runs a 24-hour security operation with gated and guarded compound access, CCTV coverage throughout the site, face recognition entry systems on all unit floors, and regular foot patrols. Only registered residents and authorised visitors enter the compound. The security setup meets ACT 446 requirements and supports RBA audit documentation.
Do you provide medical or emergency assistance?
An on-site clinic operates within the i-Asrama compound at Ayer Keroh. All staff complete Basic Occupational First Aid training, and bi-annual BOMBA fire drills run across the facility. AEDs and first aid kits are stationed within the compound. Residents contact the on-site warden directly for any medical or safety emergency at any hour.
What does ACT 446 compliance mean for my company?
ACT 446, the Workers’ Minimum Standards of Housing and Amenities Act 1990, sets legally enforceable standards for worker accommodation in Malaysia. Housing workers in a non-compliant facility exposes your company to JTK penalties and audit failures. i-Asrama holds ACT 446 certification and maintains the documentation your company needs to demonstrate compliance to regulators and buyers.
Management and Services
What does “hostel management” include?
i-Asrama’s management service covers room allocation, housekeeping scheduling, routine maintenance, tenant onboarding, security operations, welfare coordination, and monthly reporting to employers and agencies. The on-site warden manages day-to-day operations, giving employers one contact for all accommodation matters. This setup reduces the HR workload for companies managing large worker groups.
Can you handle long-term contracts for employers/manpower agencies?
Yes. i-Asrama works with employers, contractors, and manpower agencies on long-term accommodation contracts. Corporate invoicing is available and the team provides monthly occupancy and welfare reports to keep records complete for compliance audits. Contact the team to discuss contract terms for groups of any size.
How do I report maintenance issues or complaints?
Contact the on-site warden directly or submit a report through the management office. i-Asrama tracks all maintenance requests and follows up within a defined response window. Employers who manage worker groups at i-Asrama receive monthly updates that include maintenance activity and welfare notes relevant to their workers.
Miscellaneous and Contact
Can visitors or family members visit tenants?
Visitor policies apply across all blocks and follow current health, safety, and management guidelines. Visits require prior approval from the management team. Contact i-Asrama before arranging any visit to confirm the current access requirements and process for your specific block.
Do you offer move-in / move-out cleaning or inspection services?
Move-in and move-out processes are part of i-Asrama’s standard management service. The team conducts unit inspections and prepares units for incoming residents. Contact the management office to confirm the timeline and what is included for your specific rental package.
Where can I get the official brochure or corporate profile?
